Others want to convert an existing building so they can sell units for an immediate return, and retain some units to lease for ongoing income. Still others have been trying unsuccessfully to sell a rental property, and believe there will be a better market for smaller units that share the maintenance costs of the property.
Whatever your reason, you need a lawyer who is well-versed in the legal requirements for the documents that create condominiums, and who has a clear understanding of the proper management and control of condominium communities. It is important not only to meet the legal requirements, but also to have documents which assist the owner in marketing and selling units, and which work for the management and operation of the community throughout its lifespan.
I have been advising my clients on the formation of condominiums for more than twenty-five years, and have extensive experience with creating both residential and non-residential condominiums for new construction, and creating non-residential conversion condominiums.
Since the adoption of the Pennsylvania Planned Community Act more than fourteen years ago, I have also been active in creating planned communities. My experience with planned communities includes the creation of "tiered" planned communities for large multi-use projects, combining a master association to oversee community-wide concerns with sub-associations which serve the needs of the individual sections of the community (single family homes, townhouses, etc.).
